Updated October 16, 2026
Every quarter I get the same question from owners up and down Front Beach Road: "So what's my place worth now?" The honest answer starts with what actually closed. Here's what happened in the Panama City market from July through September 2026, using the Florida Realtors numbers for Bay and Gulf counties. I've split homes from condos, because here they really are two different markets.
Single-family homes, Q3 2026
Measure | Q3 2026 | Change vs Q3 2025 |
|---|---|---|
Closed sales (Panama City MSA, Bay & Gulf) | 1,249 | +11.1% |
Median sale price | $369,900 | +1.3% |
Homes had a busy summer. Closings were up 11.1% over the same quarter last year, while the state as a whole was basically flat at 0.2%. Prices didn't run with it, though. The median moved up just 1.3%, to $369,900. To me that says buyers are out there and writing contracts, but they're paying for homes that are priced right, not chasing anything. If your house is ready and priced off real comps, this is a market that will reward you.
Condos and townhouses, Q3 2026
Measure | Q3 2026 | Change vs Q3 2025 |
|---|---|---|
Closed sales (Panama City MSA, Bay & Gulf) | 283 | +2.5% |
Median sale price | $355,000 | -1.6% |

Building by building
I'm not putting building-level medians in this report, and here's why. Most towers on the beach only close a handful of units in a quarter, and with that few sales one penthouse or one fixer can swing the "median" by six figures. That number would look official and tell you very little. When you want to know what's happening in your building, I'll pull every closed sale there myself and walk you through it.
For the full story on each building, see my guides to Regency Towers, Watercrest, Seychelles and the rest on my neighborhoods page. If you're buying to rent, start with my vacation rental investment guide by building.
What this means if you own a condo here
Condos had a quieter quarter than homes. Sales were up a little, 2.5%, and the median slipped 1.6% to $355,000. That's not a drop I'd lose sleep over, but it does mean buyers have choices and they know it. Statewide, Florida Realtors put condo-townhouse inventory at a 7.7-month supply in September, compared with 4.4 months for single-family homes, so condo sellers across Florida are competing harder for every showing.
What I'm seeing is that the units that sell are the ones that show well and are priced against what actually closed in the building, not against last year's asking prices. If you're thinking about listing this winter or spring, now's the time to get your numbers straight and handle the small fixes before the snowbird and spring break buyers show up.

What's my unit worth?
Market medians only frame the conversation. Your floor, your view, and your building's reserves and milestone status move the number more than any chart. Call or text me and I'll pull the actual closed sales in your building and give you a straight answer. Get my unit's value
