October 2026 Panama City Beach & 30A Real Estate Market Update
Data through October 14, 2026: This is my October update, so the main numbers are the full month of September. October isn't over yet, so I've added a short month-to-date note for October 1–14 and I'll update it once the month closes.
If you're thinking about buying or selling a home, condo, second home or vacation rental in Panama City Beach or along 30A, here's what I'm seeing. Everything below comes straight from our local MLS (residential homes, condos and townhomes). You can find last month's report in my September 2026 market update.
Quick Answer: What Is Happening in the October 2026 Market?
Buyers are still buying, but they have plenty to choose from, and they're negotiating.
- 188 properties closed in Panama City Beach in September 2026, at a median sale price of $387,500.
- That's about $94.9 million in closed sales for the month.
- Approximately 122 properties went under contract in September.
- 275 new listings came on the market in September.
- As of October 14 there are 1,626 active listings and 252 pending or under contract.
- At September's pace, that's about 8.6 months of supply.
- The median home sold for 96.8% of its last list price and 92.8% of its original list price, after a median 73 days on market.
Panama City Beach Inventory: Buyers Have Choices
Today there are 1,626 active residential listings in Panama City Beach. More than half of them, 912, are condos, along with 545 single-family homes and 169 townhomes and other attached homes. The median asking price of everything on the market is $449,000.
Roughly 8.6 months of supply is still a market where buyers have leverage, and that's especially true for condos. If you're a seller, you're not just competing with the listing next door. Every buyer can pull up every unit in your building on their phone.
September Sales: What Actually Closed
Panama City Beach, September 2026 | Closed | Median sale price |
|---|---|---|
Single-family homes | 85 | $495,000 |
Condos | 75 | $320,000 |
Townhomes / attached | 28 | $295,300 |
All residential | 188 | $387,500 |
Single-family homes made up the biggest share of closings, and condos were close behind. About 122 properties went under contract during September (that count is approximate, based on contract dates in the MLS), and 252 are pending now. That tells me the pipeline is still moving into the fall.
Are Panama City Beach Prices Falling?
The median sale price was $387,500, but I'd pay more attention to how deals are getting done. The typical seller got 96.8% of their final asking price, but only 92.8% of where they started. That gap usually means price reductions. A lot of sellers started too high, sat on the market and then adjusted.
A Gulf-front condo at Shores of Panama, Tidewater, Calypso, Edgewater, Aqua, Splash or Palazzo also behaves very differently from a single-family home in Breakfast Point, Laguna Beach or Lower Grand Lagoon. That's why one countywide median can't tell you what your property is worth.
Condos: HOA Fees, Assessments and Insurance Still Matter
With 912 condos on the market, buyers can afford to be picky, and they are looking hard at the total cost of owning, not just the price:
- Monthly or quarterly HOA dues
- Special assessments
- Association reserves and financial condition
- Building insurance
- Rental restrictions
- Actual rental history
- Property-management expenses
- Parking
- Age and condition of the unit
- Upcoming building projects
Two condos with the same view and square footage can sell very differently because of those items. If you're buying a short-term rental, look at the whole ownership picture, not just projected gross rental income.
What Does the October Market Mean for Buyers?
I still think a prepared buyer can do well right now. A median of 73 days on market and that drop from original list price tell me many sellers are open to a conversation, especially on listings that have been sitting, need updates or carry high HOA costs.
That doesn't mean every seller is desperate. The well-priced, well-kept properties still go under contract. Before you make an offer, I'll pull recent comparable sales, current competition, days on market, price reductions, HOA costs and rental history for that specific property.
What Does the October Market Mean for Sellers?
Buyers closed on 188 properties in September, so demand is clearly there. But 275 new listings also came on in September, so the competition keeps refreshing. The sellers who did best priced right from day one instead of chasing the market down with reductions.
Good photography, accurate information, HOA details and rental history up front make a real difference when a buyer is comparing your listing against a dozen others.
What About 30A?
30A isn't one market, and the numbers show it. These figures cover the MLS's 30A East and 30A West areas only. I left out North Santa Rosa Beach and Point Washington, because they aren't 30A.
30A, September 2026 | Closed | Median sale price |
|---|---|---|
Single-family homes | 85 | $1,965,000 |
Condos | 29 | $1,100,000 |
Townhomes / attached | 15 | $720,000 |
All residential | 129 | $1,450,000 |
30A East | 89 | $1,450,000 |
30A West | 40 | $1,430,000 |
That's about $300.8 million in closed sales on 30A in one month. The median 30A sale got 96.8% of its last asking price and 96.2% of its original price, after a median 44 days on market. Sellers there gave up less from their starting price than sellers in Panama City Beach did.
Approximately 118 30A properties went under contract in September, and 217 new listings came on. As of October 14 there are 949 active listings (626 on 30A East, 323 on 30A West) with a median asking price of $1,699,000, plus 204 pending. At September's pace, that's about 7.4 months of supply.
Inside those numbers, Rosemary Beach, Alys Beach, Seacrest, Watersound, Seagrove, WaterColor, Seaside, Grayton Beach, Blue Mountain Beach and Dune Allen all behave differently. Seaside, for example, had only one closing in September and a handful of listings, so I'd never read a trend into it. That's why I look at 30A one community at a time. Location, beach access, amenities, rental potential and condition can move value a lot within the same stretch of road.
October 1–14, 2026: Month-to-Date Note
These are partial-month numbers, through October 14, and they'll change.
- Panama City Beach: 50 closings so far at a $405,000 median sale price, and 90 new listings.
- 30A (East and West): 29 closings so far at a $1,200,000 median, and 53 new listings.
Two weeks is too short to call a trend, so I'll post the full October numbers after the month closes.
Is October 2026 a Good Time to Buy in Panama City Beach?
For a lot of buyers, yes. You have 1,626 listings to compare, homes are selling below their original asking prices, and sellers are negotiating. If you're waiting for every number to line up perfectly, that rarely happens. The better question is whether a specific property makes sense at today's price and ownership cost.
Is October 2026 a Good Time to Sell?
It can be, if your property shows well and you price it for today's competition. Buyers are out there. But with about 8.6 months of supply, they won't chase an overpriced listing, so getting the price right from day one matters.

October 2026 Panama City Beach Market: The Bottom Line
September gave us 188 closings in Panama City Beach at a $387,500 median, with buyers negotiating and plenty of inventory to choose from. On 30A, 129 properties closed at a $1,450,000 median, and sellers gave up less from their starting price. For buyers there's opportunity. For sellers the demand is real, but pricing and presentation decide who sells.
What matters most isn't the headline number. It's what's happening in your building, your neighborhood and your price range.
