September 2026 Panama City Beach & 30A Real Estate Market Update
Updated September 5, 2026: The Panama City Beach real estate market is showing some encouraging signs as we head into fall. Inventory has declined from a year ago, pending sales are increasing, and total 2026 sales remain well ahead of last year's pace. At the same time, buyers still have choices and negotiating opportunities, making accurate pricing especially important for sellers.
If you're considering buying or selling a home, condo, second home, or vacation rental in Panama City Beach or along 30A, here's what I'm seeing in the market right now.
Quick Answer: What Is Happening in the September 2026 Market?
Panama City Beach is moving toward a more balanced market. Buyers still have negotiating leverage, but there are fewer properties competing for those buyers than there were a year ago.
- 183 properties closed in Panama City Beach during August 2026.
- 1,640 properties have closed through August, up 19.2% from the same period in 2025.
- 235 properties went pending in August, up 11.4% year over year.
- Active inventory fell to approximately 1,827 listings, down 11.4% from August 2025.
- The August median sale price was approximately $399,000.
- The year-to-date median sale price is approximately $404,950, only 0.8% below last year.
- The August absorption rate improved to approximately 9 months, compared with more than 12 months a year ago.
Those numbers tell an important story: prices have not suddenly taken off, but the amount of inventory available to buyers has declined while overall 2026 sales activity has improved.
Panama City Beach Inventory Is Coming Down
One of the most important changes I've been watching is inventory.
Panama City Beach had approximately 1,827 active listings in August, compared with 2,061 a year earlier. That's an 11.4% year-over-year decrease.
For buyers, there are still plenty of choices, particularly among condos. But the trend is worth watching. If inventory continues to decline while pending sales remain strong, some of the negotiating advantage buyers have enjoyed could begin to shrink.
For sellers, lower inventory means less competition—but that does not mean you can put an unrealistic price on a property and expect the market to accept it.
2026 Sales Are Running Ahead of Last Year
August itself was a little slower than August 2025, with 183 closings. The bigger picture, however, is considerably stronger.
Through the first eight months of 2026, approximately 1,640 Panama City Beach properties have sold. That's about 19.2% more closings than during the same period in 2025.
Pending activity is encouraging as well. August pending sales increased approximately 11.4% from a year earlier, while year-to-date pending sales are running approximately 20.5% ahead of 2025.
In other words, buyers are out there. They're simply being more selective about what they buy and what they're willing to pay.
Are Panama City Beach Prices Falling?
August's average sale price was lower than a year ago, but I would be careful about reading too much into a single month's average.
The August median sale price was approximately $399,000, down only about 1.5% from August 2025.
Looking at the first eight months of the year gives us a better picture. The year-to-date median sale price is approximately $404,950, down less than 1% from the same period last year.
That looks much more like a relatively stable pricing environment than a major market correction.
There is also a major difference between an overall Panama City Beach statistic and the value of a particular property. A Gulf-front condo at Shores of Panama, Tidewater, Calypso, Edgewater, Aqua, Splash or Palazzo can behave very differently from a single-family home in Breakfast Point, Laguna Beach, the west end, or Lower Grand Lagoon.
Condos: HOA Fees, Assessments and Insurance Still Matter
For Panama City Beach condo buyers, the purchase price is only part of the decision.
Buyers are paying close attention to:
- Monthly or quarterly HOA dues
- Special assessments
- Association reserves and financial condition
- Building insurance
- Rental restrictions
- Actual rental history
- Property-management expenses
- Parking
- Age and condition of the unit
- Upcoming building projects
That's why two condos with similar views and square footage can sell very differently.
If you're buying specifically as a short-term rental investment, I recommend looking at the complete ownership picture rather than relying only on projected gross rental revenue.
What Does the September Market Mean for Buyers?
I still think this is a market where a prepared buyer can find opportunities.
Properties that have been sitting on the market, need updating, have high carrying costs, or started with an overly aggressive asking price may provide room for negotiation.
But buyers shouldn't assume every seller is desperate. Inventory is lower than it was last year, and good properties that are priced correctly can still attract attention.
Before making an offer, I like to look at recent comparable sales, current competition, days on market, price reductions, HOA expenses, assessments, insurance considerations and—when it's an investment property—real rental information when available.
What Does the September Market Mean for Sellers?
The improvement in sales activity and decline in inventory are positive signs for sellers, but pricing remains critical.
Buyers can see every competing listing on their phone. If another condo in the same building has a similar floor plan, better updates and a lower price, buyers will notice immediately.
The strongest strategy is usually to price the property based on today's competition and recent sales rather than what a similar property might have sold for during the peak market.
Condition matters too. Professional photography, accurate property information, rental history when appropriate, HOA information and good online presentation can make a significant difference.
What About 30A?
30A should not be treated as one single real estate market.
Rosemary Beach, Alys Beach, Seacrest, Watersound, Seagrove, WaterColor, Grayton Beach, Blue Mountain Beach, Gulf Place and Dune Allen can have very different price points, buyer pools and rental dynamics.
Luxury and second-home buyers along 30A are still active, but they tend to be selective. Location, beach access, community amenities, rental potential, condition and exact positioning within a neighborhood can dramatically affect value.
That's why I prefer to analyze 30A property by property and community by community rather than relying on one countywide median price.
Is September 2026 a Good Time to Buy in Panama City Beach?
For some buyers, yes.
There is still enough inventory to compare properties and negotiate, while year-to-date sales activity tells us that buyers are actively purchasing.
If you're waiting for every market indicator to become perfect at the same time, that usually doesn't happen. The better question is whether a particular property makes sense at today's price, financing cost and ownership expense.
Is September 2026 a Good Time to Sell?
It can be, particularly if your property is well maintained and you're willing to price it according to today's market.
Inventory in Panama City Beach is lower than it was a year ago, while year-to-date sales and pending activity are higher. That's an improvement from the environment sellers were facing when inventory was climbing rapidly.
But buyers remain price-conscious, so proper positioning from day one matters.

September 2026 Panama City Beach Market: The Bottom Line
The Panama City Beach market is giving us some encouraging signals as we move into fall.
Inventory is lower than a year ago. Pending activity is higher. Year-to-date closings are approximately 19% ahead of 2025. At the same time, year-to-date prices remain relatively flat.
For buyers, that means there are still negotiating opportunities, but the supply of available properties has tightened.
For sellers, demand is clearly present, but buyers continue to reward properties that are priced and presented correctly.
The most important thing is not the headline for the entire Panama City Beach market. It's what's happening in the specific condo building, neighborhood and price range you're considering.
