Where is Cypress Dunes?

This guide covers Cypress Dunes in Walton County, Florida, near Dune Allen on west 30A. Confirm the subdivision and association on each property's records when searching; a similar neighborhood name or a management-office address can lead you to the wrong location.

Use your showing to test everyday trips from the actual driveway. Time the beach route, consider parking, and visit the shops and services you expect to use. A distance measured from the neighborhood entrance can understate the trip from a home farther inside.

The neighborhood map is an approximate search aid traced from Walton County GIS subdivision boundaries for Cypress Dunes and Cypress Dunes Phase II. It follows both phases and leaves the separately platted area around Austinwood Lane outside the outline. It is not a survey or a legal determination of membership or property lines.

Homes and the neighborhood setting

The community markets custom homes subject to architectural guidelines. Its published floor plans include three-, four- and five-bedroom designs, with some plans separately identifying bunk areas. These are examples, not a description of every resale home or proof of permitted rental occupancy. Published floor plans

Compare bedroom placement, stairs, storage, porches and usable parking as carefully as finishes. Look at where a house sits relative to the pool, common areas and any nearby construction. Verify a claimed Gulf view from the home itself.

For a vacant lot, review the survey, buildable area, drainage, setbacks and current design requirements before choosing a plan. Confirm approved builders and the complete approval process, including costs and timing, with the association.

Pools, clubhouse and other amenities

CypressDunes.com lists two pools, a spa, fitness center, owners' clubhouse, tennis courts, recreational lawn and outdoor fireplace. Its Phase I amenity center includes an infinity-edge pool and elevated sunset deck; a boardwalk over the cypress pond connects the two phases. Community amenities

The published 2022 association rules distinguish Tier I amenity access from Tier II membership. Confirm the specific home's membership, dues and guest privileges rather than assuming all properties have identical access. Membership tiers should not be confused with the community's two development phases. Association rules, section 10.2.1

The website is a real-estate marketing resource. Ask the association for current operating hours, guest privileges, access procedures and any planned closures or repairs. Walk the route from your prospective home to the amenities you will actually use.

Beach access: plan the trip outside the neighborhood

Do not assume that bordering Topsail Hill Preserve provides a private route to the sand. A property host's published access information explicitly says there is no direct beach access from within Cypress Dunes. Plan on an access point outside the gates, and have the title company verify any property-specific claim of deeded rights. Published property access details

Two county public options to compare are:

  • Dune Allen Regional Beach Access: 5999 West Scenic Highway 30A. Visit South Walton lists parking, an ADA-accessible boardwalk and restrooms, a water fountain and seasonal lifeguards. Official access details
  • Fort Panic Regional Beach Access #43: 5753 West Scenic Highway 30A. Its official listing includes parking, accessible boardwalk and restrooms, a water fountain and seasonal lifeguards. Official access details

Topsail Hill Preserve State Park is another public option when open, through its entrance at 7525 West County Highway 30A. The park directs visitors to enter there for its trails. Its current map shows beach access by walking, bicycle or tram, approximately 0.8 miles from parking. Park trail information · Official park map

October 12, 2026 access note: The park's official page displays a temporary closure notice effective October 11 and a separate beach-boardwalk construction notice. Check current park alerts before traveling; normal hours and facilities should not be taken as confirmation that it is open.

Test the full beach trip with the equipment you expect to carry. Public parking is shared, and accessibility should be confirmed for the complete route to the sand.

Rental rules and ownership costs

An association-authored rules document dated March 10, 2022 specifies a minimum rental stay of six nights and seven days and a maximum of two occupants per bedroom, using the bedroom count on county property-tax records. It also requires owners to provide renters with the rules. 2022 association rules, section 11

Treat that dated document as a starting point. Obtain the current declaration, amendments and rules, plus written confirmation of permitted use for the particular property. Check minimum stays, occupancy, parking, guest amenity access and any registration requirements before making an offer dependent on rental income.

Walton County separately requires annual short-term vacation-rental registration and provides state licensing and tax resources. Confirm the requirements applicable to your intended use. County rental-registration office

Request actual rental statements if available, then account for owner use, management, cleaning, utilities, maintenance, insurance and vacancy. A projected gross revenue figure does not tell you what remains after expenses.

For every purchase, request a current HOA fee statement, budget, financial reports, reserve information and recent meeting minutes. Ask about special assessments, transfer charges and services included in dues. No current association-wide fee amount is quoted here.

Before committing, also:

  • Obtain property-specific insurance quotes for the intended use and review applicable wind and flood coverage, exclusions and deductibles.
  • Review flood designation, elevation information, drainage and available claims or repair history.
  • Estimate taxes for your purchase circumstances rather than carrying forward the seller's bill.
  • Inspect the roof, windows, HVAC, decks, exterior finishes and moisture-prone areas.
  • Confirm parking capacity, storage and any unresolved violations or unapproved alterations.

Cypress Dunes buyer FAQs

Is Cypress Dunes gated?

Yes. Gated entry is included in the community's advertised amenities. Arrange authorized access for showings and ask how owners, guests and contractors enter. Community information

Does Cypress Dunes have direct beach access?

Plan to reach the beach outside the neighborhood. Published property-host information states there is no direct community beach access. Preserve adjacency and Gulf views do not establish deeded beach rights; verify any such claim with the title company.

Are vacation rentals allowed?

The published 2022 association rules address rental use and impose restrictions. That does not confirm unrestricted rentals or the complete current policy. Obtain the governing documents and written property-specific guidance, then check county and state requirements.

What is the minimum rental stay?

The March 10, 2022 rules state six nights and seven days. Confirm whether that provision has been amended and how it applies to the home you are buying. A booking site's minimum can also reflect the host's own policy.

How much are HOA fees?

A current fee has not been verified for this guide. Ask for the specific property's assessment statement, payment schedule, included services, closing charges and any approved or proposed special assessments.

Is Cypress Dunes a good investment?

That depends on the purchase price, condition, permitted use, expenses and your ownership goals. Compare recent relevant sales and a property-specific operating budget. Do not rely on neighborhood popularity or an advertised revenue projection as a return guarantee.
