Search Cypress Breeze homes · Compare 30A communities

The search uses verified Cypress Breeze MLS subdivision labels rather than a broad area radius. Confirm availability, the legal description and association membership for each property; listings and labels can change.

Where Is Cypress Breeze?

Cypress Breeze is on the east side of South County Highway 393, north of Scenic Highway 30A in Santa Rosa Beach. Cypress Breeze Drive leads into the neighborhood. The location gives you a practical starting point for trips south toward Gulf Place and the beach or north toward Highway 98.

Walton County records identify Cypress Breeze Plantation Phases I–IV and Cypress Breeze Entrance Phase 1. River Breeze and RidgeWalk are separate nearby communities. Match a listing's legal description and association membership to the property rather than relying on a broad “Santa Rosa Beach” search. Use the Walton County property map and recorded plat for address-specific research.

What to Look for in a Cypress Breeze Home

Compare the way each house works for your intended use. Bedroom locations, stairs, porch space, storage and the relationship between the driveway and garage can matter as much as the bedroom count. Walk the outdoor areas and look at drainage, landscaping and separation from neighboring homes.

For an existing house, review roof age, windows, mechanical systems, permits and maintenance records. If you are considering a renovation, new pool, fence or addition, ask for the current architectural requirements and property-specific setbacks before making plans. A vacant parcel needs its own buildability review, including utilities, drainage, easements and any conservation constraints.

Community Pool and Gate Access

The Cypress Breeze HOA confirms that the neighborhood is gated and that its community pool is available to owners, tenants and owner guests. The association describes the pool as unheated. That is an important detail if swimming outside the warmer months is part of your plan.

The posted pool rules address guest groups, access and conduct. Check current operating hours, access arrangements and any planned maintenance with management. Tour the route from the house to the pool, and consider how close you want to be to a shared gathering place.

Getting to the Beach and Gulf Place

Ed Walline Regional Beach Access #39 is a confirmed public beach option at 4447 West Scenic Highway 30A, near the Highway 393 intersection. The official South Walton beach-access directory lists parking, accessible restrooms and boardwalk access, a picnic pavilion and seasonal lifeguards.

Try the route from the specific property with the beach gear you expect to carry. Homes farther inside the neighborhood have a different trip than those near the entrance, and summer traffic and parking can change the experience. Check pedestrian crossings and bike routes rather than relying on a straight-line distance.

A Cypress Breeze address alone should not be treated as proof of private beach rights. If a listing represents a deeded access, easement or other special beach entitlement, ask for the recorded documentation and confirm who may use it. Nearby Gulf Place is a separate destination and community; its ownership rights do not transfer to a Cypress Breeze purchase.

Parking, Visitors and Vehicles

The HOA's posted community-rules summary says parking is limited by driveway capacity and prohibits overnight street parking and parking on grass. It also addresses boats, trailers and recreational vehicles. The association publishes a separate towing resolution, so obtain the current complete parking package before relying on an older summary.

Count usable spaces during a tour, including whether a garage will actually hold a car once storage is considered. If you expect several visiting vehicles or plan to provide a cart to guests, confirm the permitted arrangement and insurance requirements. A cart is not a substitute for checking which roads it may legally use and where it may park.

Rentals, HOA Costs and Insurance

Before buying for rental use, obtain written confirmation of the rules for the exact property. Ask about permitted rental terms, registration requirements, occupancy, guest access, parking and who is responsible for compliance. Then verify applicable Walton County vacation-rental requirements, state licensing and tax obligations. A listing description or a neighboring home's rental history is not enough to settle those questions.

Request the current assessment schedule, budget, reserves, estoppel, any special assessments and charges due at transfer. This guide does not quote an unverified HOA amount. A complete ownership budget also includes property taxes, utilities, maintenance and property-specific insurance, plus management and cleaning costs when relevant.

Check flood information, elevation and drainage for the individual parcel. Obtain insurance quotes before finalizing a purchase, and review wind coverage, deductibles and any lender requirements. A community-level map or another owner's premium cannot determine the cost or coverage for your house.

If rental income is part of the plan, compare a conservative net estimate with the cost of owning through slower periods. Include personal-use weeks, vacancy, repairs, management, cleaning and replacement reserves. Avoid treating advertised gross revenue as spendable income or a guaranteed result.

Is Cypress Breeze a Good Fit?

Cypress Breeze offers a house-focused search with a shared pool near the Highway 393 and 30A corridor. The useful comparison is how well a particular home supports your daily routine: the beach trip, space for visitors, maintenance responsibilities and the association's operating rules.

Compare Gulf Place, the broader Santa Rosa Beach area and other 30A communities. Roger Rietsema, Realtor® with Allison James Estates & Homes, can help narrow the search and identify the documents to request. Ask about a Cypress Breeze property.
