Village at Blue Mountain Beach brings detached homes and condominiums together in a gated 30A community with a pool, fitness center and shared recreation areas. It is worth comparing if you want neighborhood amenities and a choice between a house and a condo near Blue Mountain Beach. The most important first step is identifying the property's association, maintenance responsibilities and actual beach route.

The search uses the Village’s specific MLS subdivision labels. Results can include duplicate MLS entries; confirm availability and the legal description of each property.
The map outline is an approximate residential search area drawn from Walton County subdivision and parcel records. It is not a survey or a statement of beach rights. Use the subdivision-filtered search above and verify the recorded documents for the property.
The Village is in Santa Rosa Beach, on the north side of Scenic Highway 30A near County Highway 83. The association's community map shows Village Boulevard connecting the 30A entrance with the Highway 83 side, with cottage streets and condominium buildings along the way. Tour from the entrance you and your guests will actually use: the association's posted guidance reserves the Highway 83 vehicle gate for owners with a remote.
County subdivision records identify three Village phases and Village Place condominiums. Nearby Highland Parks, Lakeside at Blue Mountain Beach and Blue Mountain Villas are separate communities. Village Station is a commercial condominium and is outside this guide's residential search. Check the legal description and association attached to a listing rather than relying on the words “Blue Mountain” in its headline. Walton County property map.
A detached home may give you a porch, yard or more separation from neighbors, while a condo can reduce the exterior work you handle yourself. The details vary by property. Compare stairs, bedroom placement, outdoor storage, parking and the condition of roofs, windows and mechanical systems. For a condo, also look at the building's maintenance plan and the costs the association passes through to owners.
The association's owner information identifies the master association plus Village Cottages North, Village Place Condominium and Cottages South. Request the documents for the exact combination that governs your purchase. Two properties in the Village can have different maintenance obligations and total assessments.
If you hope to remodel, add landscaping or build on a lot, get the current architectural requirements before making plans. The association calls for architectural review of construction and exterior changes; lot-specific setbacks and county requirements also need checking.
The Village association lists a pool, cabana, fitness center and three recreational courts. Its community map labels shuffleboard, a putting green and bocce. These shared spaces give owners something to do between beach outings without leaving the neighborhood.
Walk from the property to the amenities during your tour. Check access-card arrangements, current hours, guest rules and any planned work. Proximity can be convenient, but it is also worth listening for activity around gathering spaces at the times you expect to be home.
Blue Mountain Regional Beach Access #36 is the confirmed public option at 2365 South Scenic Highway 83. The official South Walton beach-access directory lists parking, restrooms and seasonal lifeguards. Available parking can vary, so assess the walking or biking route as well as the drive.
The Village covers more than one block, and the route depends on the house or building, your entrance privileges and how much gear you carry. Try the trip from the specific property, including the 30A crossing. Avoid treating a community-level distance as a promise for every address.
The association also publishes a beach-access diagram that labels a Village walkover near Blue Lupine Way. Before relying on any separately represented walkover or beach rights, confirm the recorded easement, permitted users, current access arrangements and the extent of those rights with the association and your closing professionals.
Parking deserves its own check, especially for a condo or a home you plan to rent. Posted association guidance prohibits street parking and describes designated automobile spaces for condos. Confirm the spaces assigned to the property and where overflow vehicles may go.
Condo guests with golf carts have a separate reserved-parking program, with limited availability and rules on cart size and location. Do not assume a rented cart can use the condo's regular automobile spaces. Review the current arrangement before booking a cart or including one in a rental plan.
The association's public owner-and-guest page states that short rentals of three days or longer and long rentals of six months or longer are allowed. Treat that as a starting point: obtain current recorded restrictions and written confirmation for the specific home or condo before buying with rental income in mind.
County requirements depend on the property's legal classification. Walton County's short-term-rental FAQ says condominiums are excluded from its certification process, while state licensing and tax obligations remain. Applicable houses follow the county registration process. Ask the county to confirm the correct classification, requirements and renewal date for the address; association permission does not settle those questions.
The Village's public real-estate fee page labels its assessment figures as 2025. For a current budget, request the master and constituent-association assessment schedules, estoppel, reserves, pending special assessments and any closing contributions. Add property taxes, property-specific insurance quotes, utilities, maintenance and management expenses where relevant. For condos, review available building inspections and reserve studies with your advisers.
A rental projection should account for personal use, seasonal demand, cleaning, management, repairs and periods without bookings. Compare a conservative net-income estimate with the cost of carrying the property without rental income. Advertised revenue alone is not enough to decide whether a purchase fits.
The Village offers a useful house-versus-condo comparison within one amenity setting. Focus your shortlist on the daily experience: the route to the beach, the amount of upkeep you want, space for visitors and vehicles, and the association responsibilities you are comfortable taking on.
For alternatives, explore Blue Mountain Beach, Highland Parks and the broader 30A buyer guides. Roger Rietsema, Realtor® with Allison James Estates & Homes, can help you compare the property documents and location tradeoffs. Ask about a Village home or condo.
Both. County records identify Village phases I–III and Village Place condominiums. Confirm the property's legal description, constituent association and maintenance responsibilities before comparing it with another listing.
The association lists a pool, cabana and fitness center. Its community map also identifies shuffleboard, a putting green and bocce. Check current access-card rules, guest access and operating conditions with management.
Blue Mountain Regional Beach Access #36 is at 2365 South Scenic Highway 83, with parking and restrooms listed in the official county tourism directory. The actual route and distance vary by property and entrance used.
The association's posted guidance allows short rentals of three days or longer. Obtain current property-specific restrictions and confirm applicable county, state and tax requirements before relying on a rental plan.
Request a current written statement for the property, including both master and constituent-association charges where applicable. The public fee page is labeled 2025 and should not be treated as a complete current ownership-cost quote.
The association posts a reserved, paid golf-cart parking program for condo guests, subject to limited availability and cart-size rules. Regular condo automobile spaces are not a substitute. Confirm the current arrangements before renting a cart.
