Where is Forest Lakes?

Forest Lakes sits on west 30A, east of Gulf Place, with streets including Okeechobee, Pontchartrain, Lanier and Nickajack. This guide covers the Santa Rosa Beach community in Walton County, Florida, rather than similarly named neighborhoods elsewhere.

The location puts Blue Mountain Beach, Gulf Place and Dune Allen on your comparison list. Tour the actual route from a prospective house to the public beach access, shops and restaurants you expect to use. Distance from the neighborhood entrance tells only part of the story; a home farther inside the community adds to every trip.

The neighborhood search area is an approximate aid based on the association’s location map, not a survey or legal boundary. Confirm the recorded subdivision and association for every listing.

Homes, lots and architectural review

The association's November 2025 design code identifies 151 lots, including an annexed lot from Gulf Hills Estates. It sets standards for exterior materials, colors, porches, landscaping and construction. That review process helps shape the neighborhood's appearance and matters when budgeting for changes to an existing home or planning a new build. Forest Lakes design code

Compare each property's layout, condition, usable outdoor space and parking before deciding what it is worth to you. A screened porch, ground-floor bedroom or well-planned storage area may be more useful than additional sleeping capacity. With a vacant lot, review its survey, buildable area, drainage, setbacks, applicable house type and approval requirements before relying on a proposed floor plan.

Community amenities

The association lists a pool with a separate children's pool, bathrooms and outdoor showers; a playground; lakeside green space; walking trails; and boardwalks with a gazebo. Its pavilion includes a fireplace, gathering space, grill, foosball and table tennis. Official amenities

These facilities give owners options for spending time within the neighborhood. Confirm current hours, guest access and reservation procedures before planning around a particular amenity. The association describes the streets and facilities as private for owners and their guests. Community rules summary

Refer to the water feature here as the community lake. Its presence does not establish Gulf access or rights to a nearby coastal dune lake. For a separately managed outdoor destination, Grayton Beach State Park offers trails and paddling on Western Lake, a coastal dune lake. Check park alerts and admission availability before visiting. Grayton Beach State Park

Beach access: check the route and the rights

Forest Lakes is north of 30A. A buyer should plan the beach trip from the specific property and confirm any claimed private or deeded access through the title documents and association. This guide does not establish private beach rights for a Forest Lakes home.

Two public access points to compare are:

  • Gulfview Heights Regional Beach Access #37: At 186 Gulfview Heights Street, Visit South Walton lists parking, restrooms, a picnic pavilion, water fountain and seasonal lifeguards. Access details
  • Ed Walline Regional Beach Access #39: At 4447 West Scenic Highway 30A, the official listing includes parking, an ADA-accessible boardwalk and restrooms, a picnic pavilion, seasonal lifeguards and beach wheelchairs. Access details

A listed parking area does not reserve a space for your household or guests. Test the route, road crossings and equipment transport during a visit. If accessibility is important, verify the complete route to the sand and current conditions with the access operator. Avoid treating a short distance on a map as a guaranteed walking time or assuming a neighborhood gate provides beach privileges.

Rental rules and investment considerations

Forest Lakes publishes rules addressing both short- and long-term rentals. Its November 4, 2024 community summary requires written leases that incorporate the governing rules and describes association review of lease forms. An advertised vacation rental is not sufficient evidence of the permissions available to a new owner. Community rules summary

The association's rental resolution, also dated November 4, 2024, includes a three-vehicle tenant limit, with specified exceptions requiring board approval; access to garage and carport parking for tenants; required lease terms; and checkout-day collection of trash left outside. Low-speed vehicles add parking requirements that must fit the property. Rental policy resolution

The original declaration, section 7.2, does not set a numeric minimum rental term and states that no rule limits lease length at the time of recording. That original language does not establish the complete current rule set. Before making an offer based on rental use, obtain written confirmation of the minimum stay, current amendments, occupancy and parking limits, and any required approvals for that property.

Also check Walton County's annual short-term vacation-rental registration process and applicable state licensing and tax requirements. Association permission and government compliance are separate checks. Walton County rental registration

Evaluate actual rental statements alongside owner use, management, cleaning, utilities, repairs, insurance and seasonal vacancy. Gross revenue and projected bookings are not net income or a guarantee of future performance.

Ownership costs and questions before an offer

Request a current association fee statement rather than budgeting from an old listing. Ask what dues cover, whether transfer or capital-contribution fees apply, and whether there are approved or proposed special assessments. Review the latest budget, financial statements, reserve information and meeting minutes for planned common-area work.

For the house itself, build a property-specific checklist:

  • Obtain insurance quotes for the intended use and review wind, flood and other applicable coverage, exclusions and deductibles with a licensed insurance professional.
  • Review the flood designation, elevation information, drainage and any available claims or repair history.
  • Estimate taxes for your purchase circumstances rather than assuming the seller's bill will continue.
  • Inspect the roof, HVAC, windows, decks, porches, exterior finishes and moisture-prone areas.
  • Measure usable parking and identify where bikes, beach gear and any permitted low-speed vehicle will go.
  • Confirm design-review requirements and any unresolved violations or unapproved alterations.

These checks can change the comparison between two otherwise similar homes. Leave room in the budget for routine maintenance and larger replacements, including during periods when the property earns no rental income.

Nearby communities to compare

Use the Blue Mountain Beach guide for the broader surrounding area, Gulf Place guide to compare homes and condos near its shops and dining, and Dune Allen Beach guide to expand your west-30A search. The 30A homes guide helps put those choices in context. Compare the specific property and access arrangements in each community.

Forest Lakes buyer FAQs

Is Forest Lakes a gated community?

Yes. The association lists an entrance gate among its amenities. Arrange authorized access for a showing and ask how owner, guest and service-provider entry works. A gate does not establish private beach access. Association amenities

Does Forest Lakes have a private beach?

Private or deeded beach rights were not verified for this guide. Gulfview Heights and Ed Walline are public access options to investigate. Have the title company and association verify any beach-access claim tied to a particular property before relying on it.

Are short-term rentals allowed in Forest Lakes?

The association's published rules address short-term and long-term rentals. Buyers still need confirmation that their intended use meets the current documents and applicable government requirements. Do not interpret a rental listing as permission for unrestricted stays. Community rules

What is the minimum rental stay?

The original declaration does not set a numeric minimum rental term. A current association-wide minimum was not verified. Request the current declaration, all amendments and written guidance from the association. A booking site's minimum stay may reflect an owner's marketing policy rather than the neighborhood's governing rule.

What amenities are available?

The association lists pools, a pavilion, playground, green space, lake trails, boardwalks and a gazebo. Confirm operating conditions and guest-use rules when evaluating a property. Official amenities

How much are Forest Lakes HOA fees?

Use a current statement from the association for the specific property. Confirm the payment schedule, included services, closing charges and any assessments. The total ownership budget should also include taxes, insurance, maintenance, utilities and financing where applicable.
