The official WaterColor Beach Club has multiple pools, Gulf views, dining, lounge areas and controlled beach access. Access is not open to the general public, and wristbands and guest-access policies apply.

WaterColor’s popularity is also its biggest drawback. During spring break, summer and holiday periods, the Beach Club, bike paths, restaurants and nearby Seaside area can become busy. Buyers who expect a secluded beach neighborhood may find the activity level higher than anticipated.

WaterColor is also larger than many first-time visitors realize. A home deep inside the community may require a longer bike ride, golf-cart trip or walk to the beach. Two WaterColor homes can have very different rental appeal based on their location within the community.

What It Is Like to Live or Vacation in WaterSound Beach

WaterSound Beach has a different personality. The community is known for natural dunes, coastal vegetation, wooden boardwalks, gated sections and architecture influenced by coastal New England and Nantucket-style homes.

Instead of putting restaurants and shops at the center of the neighborhood, WaterSound Beach places more emphasis on the natural setting. The boardwalk system and protected dune landscape create a sense of separation from 30A and from the busier commercial areas.

That does not mean WaterSound Beach is isolated. The Big Chill 30A is nearby with dining, shops, entertainment and events. Deer Lake State Park is also close, although the park can reach capacity during busy periods.

WaterColor’s beach experience is closely connected to the Beach Club, pools, dining and resort activity. It is convenient and amenity-rich, but it can be active during peak travel periods.

If I were choosing a second home where quiet mornings, natural scenery and privacy mattered more than walking to several restaurants, I would lean toward WaterSound Beach.

For an investment, I would not choose based on the community name alone. I would compare the actual rental history, beach route, included amenities, parking, bedroom count, private pool, property condition, insurance and total ownership cost.
