What can recent sales at Shores of Panama tell an owner about realistic condo pricing? This case study looks at recent same-floorplan sales, current competing listings, condition differences, and how those factors can affect a pricing strategy at Shores of Panama in Panama City Beach.

Shores of Panama combines a Gulf-front location with its recognizable lagoon-style pool. View, floor level and position within the building can all affect how buyers compare individual condos.

Why This Shores of Panama Case Study Matters

Condo pricing is more complicated than simply looking at the highest asking price in the building. The strongest evidence normally comes from recent closed sales of units with similar layouts, square footage, views, condition, floor level, parking, furnishings, and association obligations.

For this analysis, I gave the most weight to two recent closed sales with the same Type E corner layout as the subject property.

The two closest comparable sales average $513,700 before making any adjustments for condition, furnishings, parking, floor level, assessments, or other property-specific differences.

Interior condition matters when comparing identical floorplans. Kitchens, bathrooms, furnishings, appliances and overall renovation level can help explain price differences between otherwise similar units.

Why the $520,000 Sale Does Not Automatically Set the Value

Unit 2003 closed for $520,000 and is an excellent physical comparison because it has the same 1,131-square-foot Type E floorplan. However, the unit had substantial kitchen and bathroom updates.

That matters. A renovated condo and a more original-condition condo should not automatically be valued the same simply because they share the same floorplan.

This is one reason I do not recommend applying a fixed dollar amount for a higher floor or Gulf view without supporting sales data. Buyers look at the complete package.

Another Same-Floorplan Sale at $507,400

Unit 1503 also has the same Type E corner layout and closed for $507,400. MLS reported no seller concessions. The buyer also assumed special assessments due after closing, which is an important consideration when comparing the total economics of one condo sale with another.

Together, these two sales provide a much stronger pricing foundation than unrelated floorplans or active listings that have not yet sold.

Current Asking Prices Are Competition — Not Proof of Value

At the time of this analysis, comparable Type E units were being marketed at higher asking prices, including approximately $550,000 and $620,000.

Those listings are useful because they show what a buyer can choose from today, but an asking price is not the same as a closed sale. Until a transaction closes, the asking price does not establish market value.

My Pricing Conclusion

Practical expected sale price: approximately $510,000

Suggested initial list price: $519,900, assuming good furnished condition and acceptable association obligations.

Launching near $519,900 allows the property to compete close to the strongest recent same-layout sales while still giving buyers a reason to consider it against higher-priced active listings.

I would then review showing activity, buyer feedback, new competing listings, pending sales, and price changes after approximately 14 to 21 days.

The Gulf-facing balcony is an important part of Unit 2203's appeal. View and floor height can improve marketability, but I still look for closed-sale evidence before assigning a specific dollar premium.

What I Would Verify Before Listing a Shores of Panama Condo

  • Balcony condition
  • Furniture and inventory that will convey
  • Current HOA dues
  • Special-assessment balances and payment schedule

  • Actual owner rental statements and operating expenses

Why Original Condo Data Is Useful for Sellers

Online home-value estimates often cannot fully account for differences between individual condo units. Two units in the same building can have different views, renovations, parking arrangements, furnishings, assessments, rental histories, and floorplans.

That is why I prefer to start with the most comparable recent closed sales and then examine the differences property by property.

This analysis was prepared by Roger Rietsema, Realtor using Central Panhandle MLS / Flexmls information reviewed on September 14, 2026. The sales comparison focused primarily on recent units within Shores of Panama with the closest available floorplan and physical characteristics.

No automatic dollar adjustment was applied for floor level, view, rental income, furnishings, or renovations unless supported by available market evidence. Active listings were treated as competition rather than closed-sale evidence.
