The latest Zillow figures show a typical Panama City Beach home value of $416,066, down 3.0% from a year earlier. The median list price was $442,833, while the reported median sale price was $407,917. About 86.3% of reported sales closed below the asking price, and the median sale-to-list ratio was 96.2%.

Those figures point to negotiation, but they do not mean every seller will accept the same discount. A direct Gulf-front condo with a strong view, updated interior, clean association records and documented rental performance should not be compared with a dated unit facing an assessment, financing problem or weaker location.

Rosemary Beach, Alys Beach, Seacrest Beach, WaterSound, Seagrove, Seaside, WaterColor, Grayton Beach, Blue Mountain Beach, Gulf Place, Dune Allen and Inlet Beach have different price points, beach-access systems, HOA structures, rental rules and buyer profiles.

Santa Rosa Beach’s latest typical home value was $857,032, down 1.1% year over year. The reported median list price was $1,209,967, while the median sale price was $1,012,083. About 87.2% of reported sales closed below the asking price, with a median sale-to-list ratio of 95.6%.

Negotiation is common, but the reason for the price difference matters. Buyers should determine whether a reduction reflects ordinary seller motivation, limited beach access, rental restrictions, high carrying costs, property condition, flood or insurance concerns, weak parking, nearby construction or a price that started above recent comparable sales.

Mortgage Rates Remain a Major Part of the Decision

Freddie Mac reported an average 30-year fixed mortgage rate of 6.66% on July 30, 2026, up from 6.58% the prior week and slightly below the 6.72% average one year earlier. That was the latest weekly figure available when this August update was prepared.

The Freddie Mac figure is a national average for qualifying conventional borrowers. It is not a quote for every buyer. Condominiums, second homes, investment properties, jumbo loans, down payment, credit, reserves and property-specific underwriting can all affect the actual rate and terms.

For coastal property, buyers should calculate the payment together with HOA dues, taxes, insurance, maintenance, utilities, management expenses and possible capital costs. A purchase price that looks attractive can still produce an uncomfortable monthly number.

July Vacation-Rental Data: PCB and the 30A Area

AirDNA’s July 2026 data gives vacation-rental buyers and owners a more current look than the housing-price data. It also shows why broad market averages should be treated as a starting point, not a promise for one property.

For Panama City Beach, AirDNA reported that average revenue was down 3.3% year over year, occupancy was up 1.2%, average daily rate was up 3.4% and active listings were down 5.8%. For Santa Rosa Beach, AirDNA reported average revenue down 18.2%, occupancy down 3.8%, average daily rate up 4.3% and active listings down 5.2%.

These are broad market-level figures across many property types, sizes and locations. They should not be applied directly to one condo or beach house. The revenue difference between two nearby properties can be substantial because of Gulf view, bedroom count, legal sleeping capacity, beach access, pool, parking, furnishings, photography, reviews, pricing, owner use and management.

August is a useful time for coastal sellers to evaluate what happened during the main summer season. If a listing has been active without a serious offer, the answer is not always an automatic price cut. First review the competition, showings, buyer feedback, condition, photos, ownership costs and whether important questions are being answered clearly.

  1. Compare with recent closed sales. Active listings show the competition; sold listings show what buyers were willing to pay.
  2. Recheck the price against current competition. A property that looked competitive in spring may be surrounded by new listings or price reductions by August.
  3. Use real 2026 rental records. Gather monthly statements, owner-use dates, management costs, cleaning, maintenance and major expenses.
  4. Prepare the association and insurance information. Buyers want current HOA fees, budgets, reserves, meeting minutes, assessments and available insurance details.

My read on the August 2026 market is straightforward: Panama City Beach and 30A still attract serious buyers, but those buyers are checking more details before they commit. The view and location create interest. The price, HOA expenses, insurance, condition, beach access, rental rules and real net-income potential determine whether the purchase makes sense.

In Panama City Beach, the individual condo building can matter as much as the unit. On 30A, two homes a short distance apart can have very different values because of beach access, community identity, walkability, rental rules, parking and resale competition.

This market rewards sellers who price and prepare carefully. It also rewards buyers who understand the complete numbers and are ready to move when the right property appears.
