For buyers considering Ward Creek, Latitude Margaritaville Watersound, or other west-end communities, the practical benefit is expanded healthcare access. The effect on any particular home's value still depends on its price, location, ownership costs, and competing inventory.

What Is the Latest News About the FSU Health Hospital?

In its August 13, 2026 update, Florida State University confirmed that construction is underway on the Panama City Beach hospital and that the outpatient medical office building is serving patients. That is a useful distinction for anyone relocating now: some healthcare services are available, while the hospital itself is still being built.

WJHG's May 5, 2026 report described additional providers joining the campus, including primary care and OB-GYN. The report also discussed physician recruitment ahead of the hospital's expected 2028 operation. Dermatology and an outpatient pharmacy were described as forthcoming at that time; readers should verify their current availability directly with the provider.

When Will the Hospital Open, and What Is Already Available?

Use 2028 as the targeted hospital opening year, based on FSU's announcement. TMH's campus page still lists projected construction completion in 2027. Construction completion and opening for patient care are different milestones; a specific opening day has not been verified for this guide.

The published bed counts also differ. FSU describes first-phase capacity of up to 180 beds, while TMH's campus overview still describes a 100-bed hospital. These figures should not be treated as two separate hospitals or as a confirmed number of staffed beds on opening day.

TMH lists urgent care, primary care, outpatient surgery, surgical procedure services, and specialties including cardiology and orthopedics at the existing medical office building. Its campus overview describes an 87-acre medical campus. FSU separately identifies approximately 16.5 acres donated for the hospital site; the hospital parcel and the broader campus are different measurements.

If healthcare access is central to your move, contact the specific practice about appointments, referrals, services, and insurance participation. An open outpatient office is different from a fully operating inpatient hospital.

What Does This Mean for Ward Creek and Latitude Margaritaville Watersound?

My real estate assessment is that expanded healthcare gives buyers another reason to consider living in the Highway 79 area year-round. It does not establish a price premium for a particular subdivision or home.

The St. Joe Company's current Ward Creek information describes approximately 1,600 planned homesites across neighborhoods including Bayside, Breakwater, and Salt Grass. Buyers can compare those options through the Ward Creek new construction guide and listings.

Proximity on a map is only a starting point. Drive from the actual home to the campus entrance, then to the grocery store, beach access, and other places you will use regularly. Compare the trip during the hours you expect to travel. A home near Highway 79 does not automatically offer a walkable route to the beach or to medical appointments.

Model-home finishes and landscaping may differ from what is included in a purchase. Compare lot premiums, options, and final pricing before choosing new construction.

Could the Hospital Create More Rental Demand?

Healthcare employment could create additional housing needs for people relocating to the area. That is a possibility to investigate, not a verified occupancy forecast. This guide does not establish the number of employees who will move, the rents they will pay, or which neighborhoods they will choose.

For a rental purchase, compare the property with actual competing rentals and confirm the permitted lease length. HOA restrictions, tenant approval, parking, pets, furnishing costs, utilities, and management expenses can change whether a property works for your intended use.

Beach vacation demand and hospital-related housing demand are different markets. A Gulf-front condo should still be evaluated using its own rental history, expenses, building condition, and association documents. Do not use the future hospital to fill a gap in an otherwise weak rental budget.

  1. Total ownership cost. Compare the mortgage, property taxes, insurance quotes, HOA fees, maintenance, and any other recurring charges attached to the specific home.

  3. Builder pricing. Compare the final price after options, lot premiums, closing costs, and incentives. Check whether a financing incentive depends on using a particular lender or meeting other conditions.
  4. Location and daily travel. Test the actual commute, inspect access roads, and consider noise, lighting, nearby construction, and future land uses.
  5. Flood and insurance information. Review the property-specific flood designation, elevation information when available, and coverage options before finalizing your budget.
  6. Resale competition. Compare recently closed sales with current resale listings and available new construction. Future healthcare access does not remove competition from other sellers.
