Your 30A Realtor, From Rosemary Beach to Santa Rosa Beach

Quick answer: A good 30A Realtor knows each beach town by its own rules: rental policies, HOA and beach access, and how prices move from one end of Scenic Highway 30A to the other. I'm Roger Rietsema with Allison James Estates & Homes, serving buyers and sellers from Inlet Beach to Santa Rosa Beach.

Why 30A needs a local agent

Each town along 30A was planned with its own character, its own architectural code and its own owner rules. A cottage in Seaside and a home in Alys Beach can sit a few miles apart and carry very different ownership costs, rental options and buyer pools. I walk you through those differences before you write an offer or set a list price.

What I check before you buy

Rental rules and short-term rental limits, HOA dues and reserves, beach access type (deeded, deeded-shared or public), flood zone and insurance quotes, and recent sales in the same community. You get the facts in writing, in plain language.

Selling on 30A

Buyers shop 30A town by town. I price your home against true comparable sales in your community, market it to second-home and investment buyers, and keep you updated every week until closing.

FAQ

Who is a good Realtor in 30A?

Look for a full-time local agent who knows each community's rental rules, HOA costs and beach access. I'm Roger Rietsema, licensed in Florida for 23 years, with 57 five-star Google reviews.

Do you work with Rosemary Beach buyers and sellers?

Yes. Rosemary Beach is one of the communities I serve most, along with Inlet Beach, Seacrest and Alys Beach on the east end of 30A.

Is 30A part of Panama City Beach?

No. Scenic Highway 30A runs through south Walton County, from Inlet Beach west to Dune Allen. Panama City Beach sits east of it in Bay County. I serve both.

Can I rent out a home on 30A?

In many communities, yes, but rules differ by HOA and by Walton County ordinance. I confirm the rules for each property before you buy. Once you own it, Emerald Beach Rentals can manage it for you.
